General terms and conditions for the holiday home



The rental agreement sets out our mutual obligations, as shown below:

1. The rental voucher confirms the rental agreement concluded between the lessor and the lessee customer, and covers the rental period from [Check-in date - Departure date]. The rental agreement is binding and covers the rental of Boafall Lodge with all accessories as stated in the description on www.BoafallLodge.com. Boafall Lodge may not be occupied by more than the 20 persons mentioned in the description without special permission.

2. The lessee is contractually obliged to ensure that Boafall Lodge is left in good condition at termination of the rental agreement. A representative of the landlord will assess at the end of the tenancy whether there is need for additional special cleaning. Any special cleaning that may be necessary, may be carried out at the tenant's expense.

3. During the rental period, the lessee is responsible for everything belonging to Boafall Lodge and is also obliged to replace all self-inflicted damage that may occur during the stay to Boafall Lodge and fixtures and fittings. Should damage to Boafall Lodge or fixtures occur during the lease, the lessee is is obliged to immediately notify the landlord by calling Natalie & Maurits at +46 762328956 All damages must be replaced immediately after the end of the tenancy. If damage/defects are discovered after the tenant's departure damage/deficiencies, these will be repaired at the expense of the tenant in question.

4. In connection with this agreement, the lessor has not taken out any form of insurance to cover for personal injury or property damage that may occur to the lessee and his/her companions during the execution of the lease.

5. the lessor may terminate the tenancy agreement due to force majeure and in the event of a sale of the property with immediate effect. Any rent paid will be returned to the tenant.

6. The lessee undertakes to follow the general instructions regarding the use of Boafall Lodge's furniture, indoor and outdoor areas, heating systems, wood-burning stoves, etc. which will be communicated by email prior to arrival and/or stated in the "information pack". 7. Any complaints about defects at Boafall Lodge must be reported immediately to the landlord by calling Natalie & Maurits on +46 762328956, or by writing to info@boafalllodge.com. The tenant is obliged to grant the landlord a reasonable deadline to rectify any defects and contribute to avoid aggravation of damage and minimise any losses for the landlord. If the rectification is not satisfactory, this must be reported to the lessor immediately.

8. The following payment terms apply: The full rental amount is payable 4 months prior to arrival, we will send you an invoice by email. When the booking is completed and approved, we will send practical information - including driving directions, info folder, etc.

9. Payment for the rental period includes the rental price and final cleaning. Any bed linen, sheets and towels (if booked). Electricity, heating is exclusive, but includes water (but not water heating), firewood, tea towels, bed linen, sheets and towels (unless booked). Electricity billing is based on current prices, see website. Electricity is read automatically digitally. The bill for electricity, firewood and other extras you have booked will be sent to you by email at the end of your stay.

10. The Lessee may terminate this contract prior to the commencement of the rental agreement by written notice to the lessor. The cancellation shall only be effective from the day it is received by the lessor. In the event of cancellation. The lessor is entitled to claim appropriate compensation because the following claims are asserted: Cancellation conditions: - 15% for cancellations up to 6 months prior to arrival - 20% for cancellations up to 5 months prior to arrival - 30% for cancellations up to 4 months before arrival - 40% for cancellations up to 3 months before arrival - 50% for cancellations up to 2 months before arrival - 75% for cancellations up to 1 month before arrival - 90% cancellation up to 1 day before arrival - 100% for cancellations on the day of arrival

The total rental amount, the landlord can terminate the lease at any time with 3 months' notice.
